No. 01 / What’s changing

Annual returns are not enough any more.

From April 2026, landlords with combined gross property and self-employment income above £50,000 must keep digital records and file four quarterly submissions through MTD-compliant software. The £30,000 threshold lands a year later in April 2027, pulling another 970,000 landlords in.

Quarterly filings replace the old annual self-assessment for in-scope landlords, and an end-of-period statement plus annual finalisation closes off the tax year. Late or non-compliant submissions accrue points under the new penalty regime, and once you cross four points the £200 fine triggers and stays in place.

Receipt capture rules, expense categorisation, and a property-by-property income and expense ledger that ties cleanly to your tax return. Joint-ownership splits handled.

Quarterly digital submissions

We file the four quarterly updates within the deadline window, reconciling against bank feeds and rent platforms before submission. No last-minute scramble.

End-of-period statement

Where your accounting period sits off the tax year, we run the EOPS process so the figures align cleanly for finalisation.

Annual finalisation

The replacement for the old self-assessment for property income, including any other UK-source adjustments and personal allowance work.

Penalty points support

If you have already accrued points or are mid-appeal, we handle the appeal and remediation work alongside ongoing filing.
