Long tenancies in RG40 and RG41 bring two recurring issues. First, the treatment of mid-tenancy rent reviews: any uplift is rental income from the date it takes effect, not from the renewal date, and any back-paid arrears land in the year they are received. Second, deposit top-ups when the rent rises: these are not income and should not appear on the return. We see both errors regularly on incoming clients.
